1. USE. Use of lots are for residential purposes only. No further subdivision is allowed.

2. MINIMUM DWELLING SIZE.
    Lots 1 -7          minimum 900 square feet
    Lots 8 -12        minimum 1100 square feet
    Lots 14 - 27     minimum 1100 square feet
    Lots 28 - 32     minimum 1600 square feet


3. BUILDING PLANS. Must be approved by KEDA. Design and location must be in harmony with existing structures. Building permits are required - cost is $8.00. Must include plan for current or future placement of garage. See full covenant for details.

4. OUTBUILDINGS limited to one per lot.

5. DRIVEWAY and off street parking regulations, see covenants for full details.

6. FENCES require permits from City. No front yard fences allowed.

7. ANIMALS not allowed for commercial purposes. Pets are limited to 2 dogs and/or 2 cats per residence and must be penned.

8. BUSINESSES not allowed other than an "in home" office and no evidence of having a business in the home.

9. SIGNS. No billboard or advertising signs permitted except "for sale" or "for rent" signs shall be permitted.
